Terms and Conditions
1. Contracting Parties
Las Casitas – Tenerife, located at Calle la Higuera 49, 38616 Los Blanquitos (Tenerife, Spain), email: info@lascasitastenerife.com, phone: +34 644 054 163 (hereinafter referred to as the “Host”), and the guest (hereinafter referred to as the “Guest”).
2. Object of the Agreement
This contract governs the short-term rental of tourist accommodation units (“Las Casitas – Tenerife”) for overnight stays, under the conditions described below.
3. Booking and Payment
Reservations can be made online, by email, or by phone.
Reservations are held for a maximum of 5 days; if payment is not received within this period, the reservation will be automatically cancelled.
Full payment (100%) is required at the time of booking, unless otherwise agreed in writing.
Accepted payment methods: bank transfer, credit/debit card.
Credit/debit card payments are securely processed through Stripe, a third-party payment processor.
Las Casitas – Tenerife does not collect or store any card information directly.
When booking online, the Guest may be offered the option to select a “Non Refundable” rate in exchange for a discount on the nightly accommodation price. This discount applies only to the accommodation/nightly price and does not apply to cleaning fees, tourist taxes, extras, services, or any other additional charges, unless expressly stated otherwise.
By selecting the “Non Refundable” option, the Guest expressly accepts the specific non-refundable conditions described in Section 4 below.
4. Cancellation Policy
4.1 Standard Cancellation Policy
According to Spanish and Canary Islands tourism regulations (Ley 29/1994 and Ley 2/2009):
Free cancellation up to 14 days before check-in. The amount paid will be fully refunded.
Between 14 and 7 days before check-in: 50% of the total amount will be charged.
Less than 7 days before check-in or in case of no-show: 100% of the booking will be charged.
Refunds, when applicable, will be processed within 14 days of cancellation.
4.2 Non Refundable Rate
If the Guest selects the “Non Refundable” option during the online booking process, the booking will be subject to a special discounted rate and different cancellation conditions.
By selecting this option, the Guest acknowledges and accepts that the booking is non-refundable.
In case of cancellation, no-show, late arrival, early departure, or failure to use the accommodation for any reason, the amount paid for the booking will not be refunded.
The Non Refundable discount applies only to the nightly accommodation price and does not apply to cleaning fees, tourist taxes, extras, services, or any other additional charges, unless expressly stated otherwise.
Once the Non Refundable option has been selected and the booking has been confirmed, the Guest cannot request to change the booking to the standard refundable cancellation policy.
Date changes or modifications may be accepted only at the sole discretion of Las Casitas – Tenerife and subject to availability, price differences, and written confirmation by the Host.
This Non Refundable policy does not affect any mandatory consumer rights that may apply under applicable law.
5. Check-in and Check-out
Check-in: from 3:00 PM.
Check-out: by 11:00 AM.
6. House Rules
Maximum occupancy:
Casa Higo: 3 persons.
Casa Mango: 4 persons.

7. Liability and Damages
The Guest is responsible for the proper use of the accommodation and its facilities.
Any damage or loss caused by the Guest will be charged accordingly.
In case of theft, the Guest must report it immediately to local authorities.
8. Personal Data Protection
The personal data collected (name, surname, address, email, phone number) will be processed in accordance with EU Regulation 2016/679 (GDPR) and Spain’s Organic Law 3/2018.
Purpose: to manage bookings, communication, and legal obligations.
Data will be stored for 5 years for fiscal reasons.
Guests may exercise their rights (access, correction, deletion, restriction, portability, objection) by emailing info@lascasitastenerife.com.
9. Changes to Terms
Las Casitas – Tenerife reserves the right to amend these Terms and Conditions at any time. Changes will apply only to future bookings and will be published on our website.
10. Governing Law and Jurisdiction
This contract is governed by Spanish law. In the event of a dispute, the parties agree to submit to the courts of Santa Cruz de Tenerife, unless otherwise required by law.
